Digital Realty unveils $1.6 billion in deals across Kansas City, Teraco and Columbia Capital
Digital Realty announced three simultaneous transactions worth about $1.6 billion on June 22, 2026: a 1,440-acre Kansas City campus, a bigger stake in Africa's Teraco, and the planned purchase of investment manager Columbia Capital.
Digital Realty Trust (NYSE: DLR) announced three simultaneous transactions totaling roughly $1.6 billion on June 22, 2026, expanding its land bank, its African footprint and its capital base in a single move disclosed in a Form 8-K filed with the U.S. Securities and Exchange Commission.
The largest piece is land. Digital Realty acquired about 1,440 acres at Astra Enterprise Park near Kansas City for roughly $475 million in cash and operating-partnership units, and signed an energy agreement for 600 megawatts by early 2028, scaling to 2 gigawatts at full delivery — capacity aimed squarely at AI and cloud data-center demand.
In Africa, the company agreed to raise its ownership of Teraco, the continent's largest data-center platform, to 77% by buying a roughly 16% stake from minority shareholders for about $650 million, principally through 3.4 million common shares priced at $188.15 as of June 18, 2026.
The third deal moves Digital Realty into asset management: it plans to acquire Columbia Capital, a firm founded in 1989 with more than $9 billion in fund commitments, for roughly $485 million through 2.3 million shares with a multi-year lockup and a performance-based earnout. The press release attached to the filing says the transactions will be funded principally through 6.3 million shares and units at a weighted-average price of $197.54.
The Teraco and Columbia Capital transactions are expected to close in the second half of 2026. Because two of the three deals are paid largely in stock, their final dollar value moves with Digital Realty's share price between now and closing.
The combined effect is a bet that the constraints on data-center growth are land, power and capital, not buildings. Whether the asset-management push pays off is a longer question than the land and power deals.
